Private landlords and managing agents
The service we offer to private tenants and landlords is being impacted by Covid-19. We have received enquiries from several of our partners about routine property inspections, particularly Houses in Multiple Occupation (HMO).
We will consider each situation on a case-by-case basis and subject to staff resources, but we have set out some advice and provided links to trusted sources of information.
You continue to have a responsibility to take reasonable steps to ensure that your properties are legally compliant, but you also have a duty to protect yourself, your staff and your tenants.
The Government has advised us to stop non-essential contact with others and all unnecessary travel.
This would include full routine inspections of properties. However, inspections of the common parts of HMOs may be possible without the need to come into contact with the tenants if these are arranged by prior appointment.

If tenants are exhibiting symptoms of Covid-19, then inspections of properties and any necessary remedial works should only be undertaken in response to emergency situations and in accordance with the recommended hygiene practices.
We would recommend that you regularly visit the list of websites below for current advice. This is a fast-moving situation and advice may change quickly.
For the foreseeable future, if tenants contact us to register a complaint or report disrepair, we are asking them to send photographic evidence of any hazards, which will then send on to their landlord if we feel that the issue requires action.
